The property is made up of 48 residential units developed over 19 blocks in an attached and semi-detached townhouse configuration. The townhouses are bungalow in design and each is developed over an individual basement. Each has an attached single or double garage.
There are three types of units within the complex. All the units have a main floor living room, dining area, kitchen, laundry, a master bedroom, and either a four piece ensuite or four piece main bathroom. Many of the basements, which contain the mechanical equipment, have now been developed.
Additionally, two of the types have a main floor den and a two piece washroom. The third type differs in that it has a loft level with an open area overlooking the living room, a second bedroom and a two-piece washroom. Unit size ranges from 1,087 sq.ft. to 1,259 sq.ft.
Age Restriction: No individual under the age of 18 years of age shall be entitled to reside in or occupy, whether as resident, tenant, guest, invitee or otherwise, any unit, it being acknowledged and agreed by the owners that the parcel has been designated as an adult residential complex for, use and enjoyment by residents, and occupants over the age of 18 years of age. Notwithstanding the above, a person under the age of 18 years of age may reside in or occupy a unit:
(i) as a visitor, guest, or temporary occupant or resident for a maximum period of 60 days in any one calendar year
(ii) if such person has, upon compassionate or like grounds, received written consent to reside in or otherwise occupy a unit from the Board. Any such consent given by the Board may be revoked by ordinary resolution. (Bylaw 66, Chaparral Pointe Adult Village)
